CONVEYANCING FEES & COSTS GUIDE

This guide sets out our indicative professional fees, commonly requested additional services, and information on how costs are charged in connection with conveyancing matters. It is provided for general information purposes only. A formal Costs Agreement and Disclosure will be issued and must be accepted before we commence work.

CONVEYANCING – PROFESSIONAL FEES (INDICATIVE)

Residential Purchase / Sale

Property Value Professional Fees (AUD)*

Under $1M $1,400 + GST + disbursements

$1M– $2.5M $1,700 + GST + disbursements

$2.5M – $3M $2,100 + GST + disbursements

$3M – $4M $2,700 + GST + disbursements

$4M – $5M $3,100 + GST + disbursements

Over $5M $3,800 + GST + disbursements

Over $10M fees to be advised

*The above fees apply to standard residential conveyancing matters, whether acting for a purchaser or a vendor. Matters involving additional complexity, urgency, or work outside the usual scope may incur further professional fees.

ADD-ON SERVICES

The following services are not included in standard conveyancing fees and will be charged separately where required:

Contract & Pre-Purchase

  • Pre-auction contract review – $400 + GST

  • Nomination of purchaser – $560 + GST

  • Building contract review – $1,200 + GST

  • Strata report review – $1,200 + GST

Finance & Buyer Assistance

  • Mortgage or finance documentation (Big 4 banks) – $750 + GST

  • Foreign Investment Review Board (FIRB) application – $560 + GST (excluding government fees)

Authority & Execution

  • Preparation and lodgement of Power of Attorney – $250 + GST NSW Land Registry Services registration fee

Settlement & Post-Contract Matters

  • Physical settlement – $700 + GST

  • Settlement rescheduling or extension – $200 + GST

  • After-hours attendances (after 6:00pm or weekends) – $120 per meeting

  • Section 18(3) transfer (not in conformity) – $650 + GST

  • Rescission advice or documentation – $560 + GST

Trust & Registration Services

  • Trust account services (drawing trust cheque or EFT transfer) – $55 per transaction

  • Settlement bank cheque – $110 + $15 per cheque
    (non-refundable where settlement does not proceed for reasons outside our control)

  • International transfer– $400 + GST per attendance

  • Lodgement or withdrawal of caveat – $650 + GST

SCOPE OF WORK

Any work that falls outside the scope of a standard conveyancing transaction — including additional negotiations, amended or substituted contracts, urgent timeframes, or complex transaction structures — may attract additional professional fees. Where possible, we will inform you of any additional fees prior to undertaking such work.

HOW PROFESSIONAL FEES ARE CHARGED

  • Professional fees and an estimated of disbursements are required to be paid upfront prior to commencement of work and must be deposited into our trust account.

  • As work progresses, we will issue tax invoices and apply funds held in trust toward payment of those invoices.

  • Any unused trust monies will be refunded to you at the conclusion of the matter.

DISBURSEMENTS

Disbursements are third-party costs incurred in connection with your matter and may include, without limitation:

  • Government and title search fees

  • NSW Land Registry Services fees

  • PEXA and bank fees

  • FIRB application fees

  • Court or tribunal filing fees (if applicable)

Disbursements may be paid by you directly or, where authorised, from funds held in our trust account on your behalf.

  • The fees set out above are indicative only and represent typical conveyancing matters.

  • Each matter is unique and fees may vary depending on complexity, urgency, and individual circumstances.

  • No fixed fee can be guaranteed for all matters.

  • A formal Costs Agreement and Disclosure, compliant with the Legal Profession Uniform Law (NSW), will be provided prior to commencement of work.
